  • What Tenancy Management Service (TMS) packages do you offer?

    We offer 3 packages: Basic, Standard, and Premium, tailored to different landlord needs.

    Basic - RM99 a month + 8% SST
    Standard - RM199 a month + 8% SST
    Premium - 15% of monthly rental a month + 8% SST

    Each package is designed to make managing your property easier—just choose the one that fits you best! Let us handle the hassle while you enjoy the benefits.

  • How is the Tenancy Management Service (TMS) subscription charged monthly?

    The subscription is deducted from the rental collected. Let’s just say the tenancy is from January 1, 2025 for 1 year, with a monthly rental of RM 3,000 and a subscription to our Standard Package at RM 199 per month.

    Therefore, the monthly rental RM 3,000 will deduct RM 199 + 8% SST and the remaining will be transferred to you.

  • What is Smart IoT?

    Smart IoT is a smart home solution, in CozyHomes we provide smart meter and smart lock.

    The Smart Meter is an electronic device that automatically records and communicates electricity data usage, allowing the system to monitor the consumption.

    The Smart Lock is an electronic lock that takes over the regular lock and is connected to a smartphone via an app, to provide keyless entry, remote control and enhanced security features for your home.

  • What type of properties do you manage?

    We manage residential properties across Klang Valley, including both high-rise and landed homes.

  • Can the subscription be used for short term rental or room rental?

    Our service is exclusively for long-term rentals with a proper tenancy agreement. However, we can connect you with our trusted partners for short-term and room rentals. Let us know how we can assist!

  • When is the subscription activated?

    The subscription is activated only after a successful tenancy and follows the tenancy agreement start date.

  • Do I still have to pay for the subscription if my unit is vacant?

    No, you won’t be charged if your unit is vacant. Our subscription fee only applies when there is an active tenancy.

  • What happens if I sign up for TMS halfway through an on-going tenancy?

    No problem! We can take over at any time, as long as you provide all necessary details, including outstanding bills, property information, tenant details, and billing information.

  • Can I terminate my subscription after getting the FREE Smart IoT?

    No, the FREE Smart IoT is provided with a minimum 1-year subscription. If you choose to cancel early, a fee will apply.

  • What are the charges if I terminate my subscription after receiving the FREE Smart IoT?

    If you terminate your subscription with us, you will need to pay for the Smart IoT device: RM1,898 in total (RM599 for the smart meter and RM1,299 for the smart lock).

  • How do I terminate my subscription?

    To terminate, you must provide a two-month written notice before the cancellation date. Simply contact our official number to discuss your request.

    For example, if you want to end your subscription on July 1, 2025, you need to submit your request by May 1, 2025. Your subscription will then be officially canceled on July 1, 2025.

  • If my tenant terminates early, will I still be charged?

    There are no additional charges, but if the tenancy ends before completing one year, you must either continue the service for the remaining months once a new tenant is found or settle the balance payment in one go.

    For example, if your tenancy runs from January 1, 2025 – December 31, 2025, but the tenant terminates in June 2025, you’ll have 6 months remaining. You can either:

    • Continue the service until a new tenant is secured
    • Make a one-time payment for the balance: 6 months x RM199 + 8% SST

    We’ll guide you through the process to ensure a smooth transition!

  • Can I switch between TMS packages anytime?

    No, you’ll need to continue with your selected package until the tenancy ends. You are only allowed to upgrade your package. If you’d like to explore other options for your next tenancy, we’re happy to assist!

  • Do I get monthly financial statements for my rental property?

    Yes you do! As our subscriber, you have access to download your monthly financial statements from our dashboard. Simply log in to your account, select "My Report". You can filter the statements by property, unit, and month to find the specific monthly financial report you need.

  • What are rental reminders, and how do they work?

    Rental reminders are SMS notifications sent to tenants to remind them to make rent payments via the CozyHomes Dashboard. This helps ensure on-time payments and reduces the risk of missed payments or late payment.

  • What does restaging of unit service include?

    Restaging includes repositioning all furniture and décor to match the original unit images as closely as possible. This is essential after each tenancy ends to enhance the unit’s appeal, attract potential tenants, and increase the chances of securing a new offer.

  • What does “Tenant Support & Communication” mean?

    We serve as the primary contact for your tenant, managing all inquiries and issues related to the rental property and tenancy. Our team handles communication with the tenant directly and will only involve you when necessary, ensuring a hassle-free experience for you.

  • Can I purchase any of the ala-carte services in your brochure?

    Yes! You can browse our à la carte services in our brochure and select any additional services you need. If a service isn’t already included in your subscription, you can easily add it on.

  • What is included in your Eviction / Site Visit service?

    Our Eviction / Site Visit service depends on the situation, as every case is different. Please reach out to us directly, we’re happy to discuss how we can help!

  • What happens if my tenant refuses to leave the unit, what can I do as a landlord?

    If a tenant refuses to leave, the landlord should issue an eviction notice as stated in the tenancy agreement. If they do not comply, the next step is for the landlord to seek legal advice. You’re welcome to discuss your options with CozyHomes for guidance.

    For Smart IoT-equipped units, electricity can be remotely disabled to encourage compliance. To prevent such issues, CozyHomes checks in with tenants two months before the tenancy ends to confirm move-out plans.

  • What is included in Unit Inspection?

    Unit inspection is typically done during tenancy renewal to assess the property's condition. We check for major damages and compile a report for the landlord to review before approving the renewal request.

  • What happens during Inventory Checking?

    During inventory checking, we review the inventory list in your tenancy agreement to check for any missing or damaged items. This ensures everything is accounted for and in good condition, helping to prevent disputes and protect both landlords and tenants.

  • Can you help me with finding tenant for my property?

    Yes, we do! We can help you find suitable tenants by handling marketing, screening, and the rental process to ensure a smooth experience.

  • During the tenant acquisition stage, can I engage my own agent to look for tenants?

    Yes you can! Your unit is not limited to just us. The objective is to secure a tenant as soon as possible to minimize the downtime.

  • How fast can you rent out my unit?

    It can take as little as a week or up to three months, depending on market demand in your area. The rental speed varies based on factors like the location, pricing, and tenant interest.

  • Do you conduct tenant screening before renting out the unit?

    Yes, we perform a general tenant screening. For expatriates, we verify their passport, visa, and employment letter. For local tenants, our panel agents assess them through a face-to-face meeting. Additionally, we offer a basic CTOS & CCRIS check for RM25.

  • If my unit is rented out by my own agent, can I still engage you to manage my tenancy?

    Yes you can! Whether or not your unit is rented out by our CozyHomes team, managing your tenancy is our top priority! Just provide us with the necessary details and we’re good to go!

  • Are there any charges for sourcing a new tenant?

    Listing with us is FREE! Our trusted panel agents will advertise and conduct unit viewings to secure you a tenant as soon as possible. The standard market charges for agent commission still apply.

  • What happens if my tenant wants to renew the tenancy?

    Our team will review the market rate and advise you on any necessary rental adjustments. Pricing will be discussed and confirmed before committing to the renewal, but the final decision is yours as the landlord.

    Once both parties agree, the following agent commission applies:

    1 year renewal
    1. 0.5 month of the new monthly rental rate + 8% SST
    2 Year renewal
    1. 0.75 month of the new monthly rental rate + 8% SST
    3 year renewal
    1. 1 month of the new monthly rental rate + 8% SST
  • What do I need to provide to CozyHomes to list out my unit?

    We will require your unit details, electrical appliances provision, along with the current unit images based on the condition you wish to rent out. Reach out to us at our official number Jane +6016 959 9005 to discuss further.

  • Who holds the security deposit?

    The security deposit is paid directly by the tenant to the landlord. CozyHomes acts as a mediator, assisting with the tenancy process but does not hold or manage the deposit.

  • What does the security deposit include?

    The security deposit consists of three parts: a rental deposit of 2 months, a utility deposit of 0.5 months, and an access card deposit of RM100 per card (based on the number of cards given to the tenant).

  • Would my unit be listed on CozyHomes website?

    The CozyHomes website listing is exclusive to The Makeover Guys only. For units that are not done by The Makeover Guys, our panel agents will list out on property listing sites to source for a suitable tenant.

  • Can I filter tenants based on their profiles?

    Yes, you can share your tenant preferences with our tenancy acquisition team. However, we advise against strict selection, as rental demand depends on the demographics and market conditions in your area. Keeping an open approach can help secure a tenant faster.

  • How will I know if the tenant would want to renew the tenancy or move out during the end of tenancy?

    No worries! Our operations team will contact both the landlord and tenant two months before the tenancy ends to confirm their plans. Both parties have the option to renew or decline the tenancy. If the tenant chooses to move out, we will arrange a move-out inspection on the last day of the tenancy (subject to available slots).

  • Can I use my own draft of Tenancy Agreement?

    No, all properties managed under CozyHomes must use our comprehensive Tenancy Agreement, as our system is designed to support only our standard agreement.

  • Why am I not receiving any enquiries for my unit?

    Tenant interest and market demand play a big role in enquiry levels. Factors such as rental price, market conditions, unit location, and competition can all affect how quickly tenants reach out. Let’s review your listing together and explore ways to improve its appeal!

  • When will I be receiving the rental after the tenant has made payment?

    Once we have received the rental, we will expedite and disperse the rental back to your account every 2nd Friday and last Friday of the month.

  • What happens if my tenant does not pay rent on time?

    Our Smart IoT system helps ensure timely rent payments. If the tenant misses the rent due date, the Smart Meter will automatically shut off by the cutoff time. Once payment is made, power will be restored within 5 minutes.

  • Will I be able to see the monthly statements?

    Yes. You will be able to see the monthly statements via the CozyHomes dashboard. Click on “My Report” on the left side menu bar and select the month you wish to view and download.

  • Who do I contact if I need assistance?

  • How can I share the utility bills for the tenant to make payment?

Maintenance & Warranty
  • How do I submit my maintenance or warranty request?

    You may submit your maintenance or warranty request via this link. You will need to provide your unit details, contact number, pictures of the item and a brief explanation of the issue.

  • What maintenance services do you provide?

    We offer a wide range of home maintenance services, including AC servicing, plumbing repairs, electrical fixes, replacement of furniture, wall paint or wallpaper touch up and more. Our goal is to keep your home in great condition with hassle-free solutions.

  • What is the On-site Maintenance Inspection?

    On-site Maintenance Inspection is an inspection required for a specialist to assess the issue. For example, plumbing, wiring, electrical appliances and more. There will be a RM 150 charge per engagement.

  • What happens during the “Tenant Move-out Inspection”?

    Our move-out inspection focuses on the unit’s overall condition and livability, unlike a defect check that looks for hidden structural issues. During the inspection, we assess:

    • Paint / Wallpaper
    • Furniture
    • Cabinets (loose or built-in)
    • Lights & Fans
    • Air Conditioner (leaks, temperature control)
    • Switches & Plugs
    • Electrical Appliances (functionality)
    • Fabric Items (curtains, bedding set, sofa, mattress)

    Additionally, we conduct an inventory check based on the tenancy agreement to ensure all items are accounted for.

  • What can I claim under warranty or insurance?

    Claims can only be made for items provided by The Makeover Guys or CozyHomes.

    1. Warranty covers workmanship or manufacturing defects but does not include wear and tear.
    2. Insurance covers accidental damage, malicious damage, fire, or theft.

  • If my tenant damages my unit during the tenancy, how will I know and what can be done?

    Damage is typically discovered during the move-out inspection, where we assess the unit’s condition and document any issues in a report. Based on the findings, we will provide a detailed quotation for repairs, categorised into landlord and tenant responsibilities for your review and action.

  • Can I engage my own contractor for the maintenance work?

    Yes you may, you have the option to decide to use your own contractors. However, we will not be able to assist to schedule and monitor your contractor.

  • What is the difference if I get you to do the maintenance work vs getting my own contractor?

    The difference is not in the quality of work but the management of the work required. Engaging us to do the maintenance means you can leave the planning to us. Worry free when we assist you in sourcing for vendors, scheduling the works and monitoring on site.
